What’s Included in a Furnishing Package? A Room-by-Room Guide for First-Home Buyers

You’ve got the keys, or the settlement is just a few weeks off, and someone has brought up the furnishing package. The premise is clear enough one cost, one delivery, one ready-made home. The real issue is what you get in that cost.

A complete turnkey furnishing package includes everything required to furnish your living room, dining room, bedrooms, and all the extra things that you need to really make your home feel complete on day one. This includes the cost of delivery, assembly and installation. Whitegoods and outdoor furnishings are not included but can be included upon request.

Here is a breakdown, by room, of what makes up a Vivin Furnishings designer furnishing package, what isn’t included, how much it costs and what you should consider before signing. You can arrange a free consultation if you’d prefer.

Two ways to buy: full turnkey or just furniture

Designer Furniture Package Turnkey Solution: Designer furniture for your bedrooms, living and dining rooms, plus all the necessary things, artwork and accessories, delivery and installation included. You come with a suitcase only. It is designed for the majority of first-home buyers leaving a share house or parental home with almost no furniture of their own.

Designer Furniture Package: Designer furniture for your bedrooms, living and dining rooms, plus all the accessories required to furnish each room properly. It is designed for those buyers who already have kitchen utensils, linen and other household items due to renting experience.

Both are available in one-, two-, and three-bedroom options, and both give you the freedom to select your preferred style:

• Modern Sophistication – streamlined design, a neutral colour scheme and some standout features
• Coastal Scandinavian – a bright palette, mostly white and featuring simple timber and textures
• Classic Hamptons – bright and breezy design, whitewashed and light
• Contemporary Luxe – clean lines and a neutral colour scheme with an emphasis on functionality
• Premium Luxury – premium materials and finishes, charged separately by quote
  

You may also request your own custom package according to your own preferences. All designs are individually designed with your floor plan in mind.

Room by room: what you actually get

Your proposal includes all the items by room, and the “Basic Inclusions” pages in our full turnkey brochure indicate the basic contents of each package. Here are some things to note in each room.

Living room

The living room is often the hardest space to furnish because every piece needs to work well with the others. The sofa, coffee table, TV unit, and rug should match in size, colour, and style. A designer plans these pieces together to create a balanced look.

Before choosing a package, check two things on your floor plan: whether the sofa fits along the wall where you want to place it, and whether the TV unit is wide enough for your TV. If you live in an apartment, make sure the sofa can also fit in the lift.

Our team can plan the furniture around your measurements, so it’s best to share your floor plan early. Once the main furniture is in place, artwork, cushions, and a throw can add the finishing touches and bring the whole room together.

Dining area

Your dining table and chairs will be made according to the dimensions of your apartment and the number of rooms. In case your apartment is provided with a kitchen island and no dedicated dining area, please make sure that we know about that while making the proposal. Bedrooms

In each package, each room comes with furniture; thus, a package of three bedrooms has furniture for all three rooms. In case you have more than three bedrooms, we will be able to add rooms to your quotation.

The bed and mattress form the part that requires many questions. Your mattress will be the one item that you use on a daily basis and for years, hence asking about what is covered and whether upgrades are available. Essential items

Essentials are the things that allow you to be able to live in the house from day one, not having to spend the first week rushing around to the stores. In a complete turnkey solution, they are provided after the selection of your furniture. Have a look at the list of essentials included to know which items are there.

Styling and accessories

Art, cushions, blankets, lamps, rugs and plants are the things that complete a piece of furniture into a home environment. In the case of Vivin Furnishing, the furniture concept will be proposed by the designer in the first place. After approving the concept of the furniture, the art and accessories will match your furniture concept.

What’s not included

• Whitegoods. Fridges, washing machines and dryers are not part of the package but may be requested upon.
• Outdoor furniture. Outdoor setups for balconies and courtyards are not included but may be requested.
• Extra bedrooms. The packages are calculated for up to three bedrooms. More than three bedrooms may be requested and added to the quotation.
• Other items that you may request which are not part of the itemised proposal or basic inclusions will be considered extras until confirmation in writing.

How much does a furnishing package cost?

These rates apply mainly to New South Wales, but prices could be different in Melbourne and Brisbane. The premium luxury range has been priced separately.

When you are making purchases for your personal house, the GST will be included in the prices. The GST-inclusive rate for a one-bedroom Full Turnkey Designer package at $15,999 + GST will cost you more. The difference in the two package options will depend on the cost of the basic items that will be included in the setup, so if you already own most of your kitchenware and linen, the Just Designer brochure is worth a look.

How long from order to move-in?

The process includes four stages:

1. Select the pack: select your choice of number of bedrooms and styling.
2. Check the quotation: your designer gives you a furniture quotation and then includes other items after your approval of the furniture.
3. Place an order for the purchase based on the number of bedrooms and style requirements.
4. Delivery and Installation: usually within 7 to 10 working days, depending on your location. 

Our team does the delivery and installation, so everything gets set up and styled for you. No self-assembly required, and no wasted week putting together flat-pack boxes with an Allen key. We operate out of our showroom and distribution centres located at Wetherill Park, NSW, and Epping, VIC.

Two factors may delay the process. You need access to the property, and so plan accordingly after settlement of your purchase. For apartments, you will require lift access from strata/building management, and that may take a few days to arrange. Package or piece by piece: which suits a first home?

A furniture package is a good choice if you’re moving into an almost empty home, your lease is ending around the time you settle in, or you want all your rooms to look coordinated without spending months shopping. You get one designer, one delivery, and one day to set everything up.

Buying furniture separately can also come with extra costs that are easy to overlook. You may have to pay several delivery fees, spend weekends shopping and assembling furniture, and find that pieces bought months apart don’t match as well as you expected. If you’re moving into your first home and need furniture for almost every room, these costs can add up quickly.

Buying furniture one piece at a time may suit you better if you already own some of the essentials or prefer to spread your spending over a longer period. The Just Designer package offers a middle option, giving you designer furniture for every room without making you pay for essentials you already have. Frequently asked questions

Does a furnishing package include appliances?
Our packages do not include any whitegoods like refrigerator, washing machine and dryer. However, these things can be added to your package as per your requirements. You can check the inclusions of the basic package and your proposal.

Can I change what’s in the package?
Yes. You decide how many rooms you would like, and the style, and your designer will provide a furniture plan before any purchase is made. You can also request a package or additional rooms.

How long does delivery and installation take?
Up to 10 working days after your purchase order has been received, or within 7 working days in Sydney, subject to property access.

Are furnishing packages only for investors?
No. Many first-home buyers choose furniture packages so they can move into a fully furnished home from day one. This is especially useful for new apartments where every room is empty when they get the keys. Furniture packages are also popular with property investors and Airbnb hosts who want to get their properties ready for tenants or guests quickly.
