The role of property styling is to help buyers and tenants picture themselves in your property. It is the arrangement of your furniture and the choice of colours and decor that can influence whether your room feels cosy, inviting and easy to understand. Vivin Furnishings offers two designer packages: Just Designer Furniture for all the basic furniture items and Full Turnkey Designer Furniture for a fully furnished and move-in-ready property.
Styling vs furnishing: what is the difference?
This is where many people get confused, and here is how you differentiate the two.
Property styling involves arranging the property in such a way that it is at its best in pictures, open houses, and inspections. This applies to people who want to sell or lease their properties.
Property furnishing involves arranging the property in such a way that you are able to live in the property yourself or furnish it for rental purposes.

What’s included in each package
Both packages include bedrooms, living room and dining room furniture, and each package is created specifically for your floor plan, and therefore the particular list of items may vary depending on your apartment. The Just Designer Furniture package provides all essential furniture items that are selected in order to complement each other.
The Full Turnkey Designer Furniture package includes all those items plus linens, decor, kitchenware, small appliances, and laundry items. As a result, you may simply move in and begin enjoying your fully furnished apartment. Our online gallery has examples of our projects in Rhodes, Botany and Shellharbour.
Living and dining
The living room includes a 2- or 3-seat sofa, coffee table, and entertainment unit. The dining room is equipped with a dining table that can accommodate four people. You also get a cushion, carpet, artwork, a floor lamp, a decor kit, a throw carpet, and an artificial plant.
Bedrooms
Bedroom 1: Queen-size bed with bedding and pillows, two side tables, lamps, paintings and accessories.
Bedroom 2: Double-size bed arranged in the same manner.
Bedroom 3: Single size bed arranged in the same manner.
Kitchen, bathroom, laundry and outdoor
The kitchen comes complete with a microwave, coffee maker, toaster, kettle, cookware, knives, plates, bowls, glasses, mugs, and utensils for four persons, and much more. In addition to this, there are bathroom and household provisions, including a hair dryer, first aid kit, trash receptacles, light bulbs and power board, and laundry equipment such as a vacuum cleaner, iron and ironing board, mop and bucket.
What’s not included
However, large appliances such as refrigerators, washing machine, smart TV, and dryer are not included in any of the packages but can be added to the package using the quotation service. Other products that are not included in the package have an extra cost. We deliver and install all the products for you.
Just Designer or Full Turnkey: which suits your property?
Both services provide the same rooms. The only thing that differs is what is included in them. While Just Designer Furniture is sufficient for units or investment properties where there is already linen, kitchenware, and décor, Full Turnkey Designer Furniture provides everything else, such as small appliances, linen, décor, and laundry items; thus, it will be suitable for an apartment with views of the harbour or a suburban house.

Styling a small apartment on a budget
Not every inch of a one-bedroom apartment needs to be decorated in order to take good pictures. It’s enough for the potential buyers or tenants to know that there will be a place for a living room, a bedroom and dining space. Here is what you should do in order to save money:
- Pay attention to only the rooms which help to sell the apartment: The living room and the main bedroom feature in most of the pictures. An office or a second balcony can remain plain.

- Start from the Just Designer Furniture Package: If you already own linen, kitchenware and decoration, this package includes everything else you need at the minimum price.
Do our furniture packages come with a guarantee?

Does styling help sell or lease faster?
While it is usually helpful, it does not help all the time. All of the studies have come from America. Additionally, 49% of sellers’ agents stated that styling helped to reduce the period the house was on the market.
Remember this is American data, so take this for what it is – guidance and not a Sydney result. The point still applies, however. Most people form their first impression from the listing photos, and empty rooms always appear small and difficult to imagine oneself in.

- Get a quote and layout design: Our interior designer suggests the furniture suitable for your property and buyers or tenants.
- Installation day: We deliver, install and style your furniture. Installation will be done within 10 working days for both packages, while in Sydney in 7 working days. Kindly inform us earlier regarding lifts, loading dock and strata laws.
- Property photos and open homes: Your property is all set for photos, open homes and inspection.
